Every project has a story. Some are straightforward — a clean shell space, a clear scope, a client who knows exactly what they want. Others are more complicated. Mirage Lounge was the latter. And it became one of the most defining projects in KD Imperial Builders' portfolio precisely because of what it required us to navigate.

The Brief

The client came to us with a vision: a premium lounge experience that would stand apart from every other hospitality venue in the area. Not another generic restaurant fit-out with drop ceilings and laminate. Something architecturally distinct — feature walls with backlit circular mirrors, crystal chandelier fixtures mounted in custom globe frames, luxury velvet seating, a lit dance platform, and a full bar with custom millwork.

The space was a raw shell unit in a commercial plaza. The client had a target opening date. It was ambitious. And there was an existing failed inspection on the file from a previous contractor who had begun work without permits.

The first call we received wasn't "can you build this?" — it was "we failed our inspection and we need to open in six weeks. Can you fix it?"

Phase 1: Clearing the Compliance Backlog

Before a single design decision could be made, we had to address the existing inspection failure. The previous contractor had framed walls and roughed in electrical work without a valid permit. The city had issued a stop-work order. Our first job was to assess what had been done, document everything, and submit a retroactive permit application that accurately reflected the work completed.

This required us to commission architectural drawings of the existing (unpermitted) construction, engage a structural engineer to verify the framing met OBC standards, submit a permit application covering both existing work and the full proposed scope, and coordinate directly with the city's plan review team to expedite review. Within two weeks, the permit application was approved and the stop-work order was lifted.

Phase 2: Design Resolution

The signature elements of the Mirage design presented specific compliance considerations. The feature wall required a slatted acoustic panel backing system with backlit circular cutouts — electrical specification coordinated with the building's capacity and inspected as part of the rough-in. The crystal chandeliers required custom structural support — the existing ceiling structure was not rated for the distributed load. A structural engineer specified blocking and drop rod specifications for each fixture location. The LED dance platform required custom fabrication, electrical specification for the underdeck LED system, and a structural assessment for the raised platform construction.

Phase 3: Build Execution

Construction was phased to maintain momentum while keeping the inspection schedule intact: framing and blocking → mechanical and plumbing rough-in → electrical rough-in → framing inspection (passed first attempt) → drywall → millwork installation → flooring → feature wall → chandeliers → final electrical and mechanical connections → final inspection (passed first attempt).

The Result

Mirage Lounge opened on schedule. The build came in on budget. The final inspection passed without deficiencies. And the space — the feature wall, the chandelier array, the illuminated platform, the custom bar — looked exactly as the client had envisioned when we first met.

It remains our signature project because it required everything KD Imperial does in a single engagement: regulatory expertise to clear a failed inspection, design intelligence to translate a vision into a buildable scope, and construction execution to deliver it on time without compromise.
